The Process...

Thank you very much for considering J&D Builders, Inc. for your construction needs. Unlike many other contractors out there, we pride ourselves on service and quality of product. Our construction estimating process may be a bit more time consuming than others, however we are trying to achieve the most accurate and comprehensive cost to you upfront, minimizing the potential of costly and time consuming change orders during construction.

Initial site inspection:
J&D Builders will inspect your home, take measurements, take pictures, and discuss the scope of work. This initial inspection will set the tone for the project. We will hopefully acquire necessary information to provide an initial estimate to create a budget for the work. After the inspection, please allow approximately 1 week for us to submit the initial estimate to your for review.

Follow up inspection:
Depending on your project, the work may be scheduled if another site inspection isn't required. If so, we would submit a formal construction agreement  that corresponds to the estimate, and if approved, work will be scheduled. If the initial estimate requires additional information, we will conduct a follow up inspection. Often times, this follow up inspection will be joined by various suppliers, subcontractors, and installers to help refine a project scope and cost. Suppliers such as cabinetry vendors and subcontractors flooring installers will conduct their measurements and determine the required scope of work. Also at this time, we will conduct any required testing of hazardous materials such as asbestos, lead arsenic, and mold to determine if any special handling is required.


Homeowner selections:
Now is the time for you to start looking and making selections such as flooring, cabinets, countertops, and fixtures. Once we combine the selections made by you, with the prices from our suppliers and subcontractors, we are able to work on a revised estimate.


Construction Agreement:
By combining all the information from our initial inspection, subcontractor and supplier costs, homeowner selections, and possible hazardous material handling, we are able to submit our final construction agreement for acceptance. This agreement will provide your with all our terms and agreements, payment schedules, and a very detailed project scope of work. Please be sure to read and understand this document well, as it does represent our contract. If there are any questions, please let us know. If acceptable, please sign, date, and return the entire document to us (mailed or emailed copy is acceptable), along with the deposit amount specified in the payment schedule, if applicable.


Permitting:
Once an executed agreement is received, we will proceed with scheduling the work, or start the permitting process. If your project required a building permit, we will start the process at this point, and hopefully acquire the required permits in a timely manner.


Work:
A few days prior to the start of work, we may request a pre-construction walk through with the job site supervisor. This supervisor will oversee the job site on a day-to-day level, and will be an additional point of contact for you as well. Once work begins, we will do our best to complete the work timely and efficiently, with as little downtime as possible.

Completion:

When the work is complete, or almost complete, we will reach out to you and see if there are any issues you see that need to be taken care of before finalizing the project. Oftentimes, these items can be completed during the normal course of work, and may have been a simple oversight on our crew, or could be a larger issue that needs to be addressed. In any case, please don’t be hesitate to let us know if there are any items you have questions or concerns about. If you would like to have a final walk through with us, please let us know and we will be happy to arrange that. We will also close any open permits that may be pending as well.
Once all work has been approved and you are satisfied with the finished product, we will send our final invoice for payment, and close any balances, as needed.
